    You haven't given details re budget etc, and Pattaya (contrary to some of our armchair expats somnambulations) is a big, sprawling place with many areas to choose from. So I'll assume, as a family man, you aren't really looking for central/ south Pattaya, and you are looking for a house rather than condo.

    I'd start by taking a look around the Lake Mabprachan area, east Pattaya (actually it is technically outside Pattaya city, but so what). Plenty of estates to choose from, and plenty of estate agents to show you around them.

    Good schools nearby- Regents International, soon to be opened Rugby school (won't be cheap I imagine), and St Andrews. They all have school bus services.
    Plenty of recreational activities, be it golf, Planet Football stadium, outdoor activities around lake Mabprachan, private gyms etc.
    Nowhere near the congestion of Pattaya city, but easy access to it, the airports, and industrial hinterlands.
    Restaurants and bars- you are spoilt for choice. Plenty of it family friendly too, others not. You'll hardly fail to notice the difference.

    Other areas- the top end of Soi Khao Talo has some estates. Huay Yai a possibility too, if you like something a bit more rural- and maybe budget friendly.

    The general rule of thumb is the closer you get to Sukhumvit, the more congested and commercial the soi's become, plenty of housing estate but with generally smaller bungalows & gardens. Doubt they'd send their kids to regents or rugby.

    Hope that helps- but you should consult an agent and have a look around. There is plenty of stock and it is a buyers/ renters market.

      I am a retired railroader. I get about $5900 in total for my pension. I am selling my house in the US and that'll profit around $250,000 that I will have to work with either on a home purchase or put into savings if we rent. I also have some stocks and a 401K that I can cash in. We have been married for 15 years, and I do not mind putting a house in my wife's name and get a lease in my name for the place for 60 years. or maybe put it in my kid's names. Not sure how to do that or what I am going to do.
