Eight of the 10 neighbors in my subdivision are from Nakorn Si Thammarat or points further south. They are all retired government workers who saw the writing on the wall and moved to Isaan.

Land prices in Issan

We bought some land about an hour east of Udon for 55k/rai, but it's worth about 100k (it was undervalued as it had no power - they were installing power lines when we rocked up to view it, much to the agent's chagrin).
He valued an empty village plot about 30 mins east of Udon at 1.2m/rai.
But yes, a lot of land is over-valued. I remember looking at land in San Khamphaeng with DrB0b and Frisky over 10 years ago. Those plots are marketed at up to 10 times that nowadays.
