    We bought some land about an hour east of Udon for 55k/rai, but it's worth about 100k (it was undervalued as it had no power - they were installing power lines when we rocked up to view it, much to the agent's chagrin).

    He valued an empty village plot about 30 mins east of Udon at 1.2m/rai.

    But yes, a lot of land is over-valued. I remember looking at land in San Khamphaeng with DrB0b and Frisky over 10 years ago. Those plots are marketed at up to 10 times that nowadays.

    Seems to be a trend of the last decade, as it continues upward and over-valued.
    Even common paddy-land applies.

    Yet, varies upon locale.

    Sadly, I was only earning twice as much as Smeg at the time, so didn't have the money to buy any of the plots I liked.

    Seem to recall there was a push on Thais who were named as company shareholders having to show where they got the cash from, a few years back.
