Eight of the 10 neighbors in my subdivision are from Nakorn Si Thammarat or points further south. They are all retired government workers who saw the writing on the wall and moved to Isaan.

So 2 years and a coup later, are prices still rising or stalled?

Good advice, especially here. The bluster is strong.

The boom has seemed to pass.

          Land prices have become stable.

Expect this to change and fluctuate again, regionally.

Keep repeating that myth until you, and others, have been convinced of this lark.

We bought some land about an hour east of Udon for 55k/rai, but it's worth about 100k (it was undervalued as it had no power - they were installing power lines when we rocked up to view it, much to the agent's chagrin).

He valued an empty village plot about 30 mins east of Udon at 1.2m/rai.

But yes, a lot of land is over-valued. I remember looking at land in San Khamphaeng with DrB0b and Frisky over 10 years ago. Those plots are marketed at up to 10 times that nowadays.

Seems to be a trend of the last decade, as it continues upward and over-valued.
                  Even common paddy-land applies.

                  Yet, varies upon locale.

Sadly, I was only earning twice as much as Smeg at the time, so didn't have the money to buy any of the plots I liked.

Depends on one's definition of legit.

Seem to recall there was a push on Thais who were named as company shareholders having to show where they got the cash from, a few years back.
